Reduced Commission Fee – With prices so high, I’ll survive with a reduced fee & save you a nice chunk of change to put toward other things like moving costs.
Detailed Market Comparison – If an Appraisal is needed, I will pay for it. However a detailed comp usually provides enough information. Simply put, I will provide you a list of similar homes in or near your area that are either Active, Coming Soon, or have recently been Sold. We can then compare your property to our list & determine a smart listing price.
Rough Walk Thru Inspection – Our goal is to identify and address any issues that could potentially turn off a buyer or get flagged during the real inspection. I am a Handyman & know how to look around. Certain things I can even fix for you, or can get the right people to address the situation… light bulb out, socket not working, broken blinds, paint touch ups, cracked roof tile etc etc… Attention to detail is an important element in a competitive market. Eliminating as many issues as possible will go a long way & help with the sale of your property.
Staging, Photography, Virtual 3D Tour, Custom Website – Todd is his own photographer, he also creates a Virtual 3D Tour & personally builds a Custom Website for all of his listings. The goal is to maximize exposure, get your listing popping off the page and provide additional cutting edge platforms for Buyers to familiarize themselves with your property.
When it comes to Staging your property, the goal is to get your home looking like a Model Home would look. Minimizing clutter and a deep cleaning is in order to get your home looking its best. We want the home to give off an appealing feel so buyers can visualize themselves living in your home. Together we will go room to room & make sure each is in tip top shape.
Strategic Listing & Selling – I utilize a specific strategy when listing your home. If time permits, I like to enter the property into the MLS as “Coming Soon” prior to going “Active”. In addition, I like to go “Active” on Tuesday or Wednesday while announcing there will be an Open House over the weekend. These actions trigger the computer algorithm to populate your property to the top of all the search engines for the next 48 hours. After that, the listing begins to populate down & blend in with other listings. Timing these actions allow buyers & buyers agents to prepare & make plans to come view the Open House that we will conduct over the weekend. It also allows a hungry buyer time to see the property prior to the masses expected for the Open House & perhaps make an offer we can’t refuse.
Reviewing Offers & Escrow – I will immediately present all offers that are on the table. If it is not an all cash offer, I will also follow up with a phone call to the buyers lenders to get their opinion & level of confidence they have with they buyer. It is never a done deal until the deal is done. While it is negotiable, most closings are a 30 day process & along the way are a few critical steps, that if not met, could absolutely kill the deal. To begin with, a “Title” company is put in charge to organize all the paperwork involved & finalize the transaction. The paperwork includes a host of things like loan documents, bank account records, deeds from the county, inspection docs, HOA transfer & disclosures, etc etc…. Our main concern and focus are Earnest money deposited, Appraisal (if a loan), Inspections & Contingencies met. It is a busy 30 days that we will discuss & get prepared for. I will monitor the entire process and provide updates along the way.
